PriceLabs is a global revenue management platform for independent hotels, inns, B&Bs and aparthotels. It generates and updates daily rates using the property's own performance alongside wider market and competitor data. Pricing is driven by occupancy, booking pace, market demand, competitor rates and local events. Operators choose how much weight each signal carries: property performance, competitor set, hotel market data, short-term rental market data and event data. Guardrails stay with the operator. Base, minimum and maximum prices, seasonal profiles, date-specific overrides, minimum-stay and check-in or check-out rules can all be set, and the factors behind a calculated rate can be reviewed rather than taken on trust. Alongside pricing it provides a hotel rate shopper with custom competitive sets, short-term rental supply and rate signals, portfolio analytics across properties and markets, and a report builder for scheduled property or portfolio reporting. Mixed inventory is handled in one environment, so hotel rooms, serviced apartments and short-term rental units can be priced together. PriceLabs is not a PMS, channel manager, booking engine, CRM or payment platform: it reads property and reservation data from a connected system and sends rates and supported restrictions back. Feature availability and sync options vary by integration. Operators should confirm what is supported for their own PMS, channel manager, room types and rate plans. PriceLabs states that it prices more than 35,000 rooms every day and connects with over 60 hotel PMSs and channel managers.
